GROUNDBREAKING FOR SENIOR HOUSING PROJECT IN NORTH PORTLAND

        Groundbreaking ceremonies for Assumption Village, a housing project for senior
adults, will take place on Wednesday, May 9th, at 1:00 p.m. Archbishop John G. Vlazny,
Archbishop of Portland, will bless the ground and turn over the first shovel of dirt.
Assumption Village will be built on 3.3 acres that formerly was the site of the Catholic
parish of the Assumption, 7320 N. Smith, Portland. All buildings on-site, except the
Assumption Church, will be removed or demolished.

        Assumption Village will consist of an assisted living facility in one building with 79
studio and one bedroom apartments, and two other buildings designated as
independent senior apartments comprised of 30 units of one and two bedroom
apartments. The project will include 89 low-income units and 20 market rate units.
The buildings will be clustered toward an expansive "village park" with ample gathering
spaces for residents.

        The project will be designed around the Spanish mission-style church,
Assumption Church, adjacent to the project site. The residents of the project will be
invited to join in daily mass at the chapel. Residence is open to all persons regardless
of faith. Ownership and operation of the chapel remains with the Archdiocese of
Portland. The chapel renovations will be funded by an equity payment from the
Archdiocese of Portland.

        Amenities at Assumption Village will include dining facilities, community
gathering rooms, activity rooms with kitchens, laundry facilities and Jacuzzi tub room.
Each assisted living unit will include wide doors, handicapped accessible bathrooms,
small refrigerator, microwave and closet spaces. The independent senior apartments
consist of private one and two bedroom units with a full kitchen and bathroom. Both
the independent apartments and the assisted living units will also be wired with the
voice-to-voice and emergency call systems.

        The call systems will supplement the staff who will be available 24 hours
providing three care levels. Available services at each level include three meals daily in
the central dining room, general apartment maintenance and housekeeping,
coordination of health services and assistance with daily tasks, including medication,
bathing and dressing. All three care categories are integrated, which means that
residents have access to a variety of services and can increase or decrease their level of
care as necessary and possible. This allows residents to "age in place" rather than
move to new facilities as their needs change.

        Assumption Village is being developed by Village Enterprises, which also
developed St. Anthony Village in southeast Portland. St. Anthony Village opened in
June 1999.

        The architect for Assumption Village is Ankrom Moisan Associated
Architects. Ankron Moisan, formed in 1983, has a 107 persons staff providing its clients
with architectural, planning, and interior design services. The firm has completed many
varied projects ranging from small renovations to major designs. Their practice
includes hospitality, commercial, institutional, churches, community facilities,
healthcare, senior living and multifamily urban housing. A large percentage of repeat
work from their clients is testimony to their performance.

        The General Contractor for the project is Walsh Construction Company.
Walsh Construction is a general contractor specializing in commercial and residential
multifamily construction, including both new construction and renovation work. The
majority of the firm's experience has been in Oregon and Washington, although they
have completed projects in California, Montana, Idaho and Utah in recent years. Walsh
designs and constructs competitive and negotiated contract work, building a variety of
structure types targeting all sectors of the multifamily market, including frame
structures for low and moderate income families and seniors. Founded in 1960 and
incorporated in 1974, Walsh Construction maintains offices in Portland, Oregon and
Seattle, Washington.

        Village Enterprises Board consists of: President and Manager Rev. Michael
Maslowsky, Gene DiLoreto, Del Smith, Maura O'Scannlain, Brian Johnston, Karl Smith,
Caroline Swindells, Dr. Brian Shaffer, and Nick Stanley.
